Some tips to know about your agent

  • Understanding what a buyer wants is an important goal for any agent. The more time spent to let the agent know your exact needs, the more time you save and only look at homes that are suited to you and your family’s needs.
     
  • Our agents have access to hundreds of homes listed in our area. Some homes have easy access others that are tenanted must have 24 hours notice by law to inspect. It is a good practice to call your agent the day before to arrange a time and book the appointment you would like to look through. Contact or leave a message on the agents mobile as this is the best way to arrange an appointment.
     
  • Allow around 15 to 30 minutes for a full inspection and if you have a good vibe about the property, book another time to walk back through this will help see all the little details passed over on your first inspection.
     
  • There are five main areas to cover when looking at any home, the first is always about the suitability of the property, does it suit my living requirements? Has the property got all the rooms I need? Does it have enough car space? Will my children and pets have their requirements met?
    Location - you have heard the news always choose location, location. In our area most suburbs offer excellent location and you can drive to the city centre in less than 10 minutes from all parts of Rockhampton. If you are new to the area please talk to your agent about your preferred location.

  • Value - very important topic, some properties represent excellent value when compared to other properties. Value is a term used when one property has many extras. These may include new paint, carpets, kitchens, bathrooms, also extra building work, patios, sheds, outdoor living, fenced, great gardens. Also things like air conditioning, window dressings, lighting, and security items. Value is an important issue when choosing a property to buy.
     
  • Gut feeling - most of our buyers have a warm feeling of excitement when they have found the home of their needs. If they find some extras or extra value this feeling is increased and they go into must have mode. Some couples may have different feelings about the same property. All of our buyers are individuals and therefore require different living environments. Give and take is often required to come to a decision when buying. Most buyers can find 80 – 90% of what they are looking for, to find the perfect home with not a thing to do or change is a rarity. Even when some buyers give up and decide to build, the process can not achieve the desired results, so the couple decide to sell because the home is not what they first imagined it to be. So very frustrating and very common place.
